Sealing and Unsealing of No. 36 Ojike Lane, Umuahia, and General Enforcement Updates.


1. The property at No. 36 Ojike Lane has been unsealed following directives from His Excellency, Dr. Alex Chioma Otti, OFR, the Executive Governor of Abia State.


2. The Deputy Speaker of the Federal House of Representatives, Rt. Hon. Benjamin Kalu, brought the matter to the Governor’s attention. The unsealing was promptly executed pending the regularization of the building's documentation.


Background on Sealing


1. The property was sealed by the Harmonised Task Force as part of a blanket enforcement of court orders.


2. This enforcement was not politically motivated; rather, it was part of a general exercise targeting properties in default of statutory obligations.


Key Details of the Enforcement*- *Basis for Sealing No. 36 Ojike Lane:


1. Ground Rent has been owed since 1982, with the lease expiring on December 31, 2025.


2. The property owner failed to respond to demand notices requesting proof of compliance with payment of ground rent and other related charges.


3. court order was obtained for the sealing after evidence of service of demand notices was presented.

b. Affidavit of service of the demand notice.

c. Court order authorizing the sealing.

d. Statement of ground rent owed.


General Enforcement Summary


1. The enforcement exercise, which began in August 2025, targeted 83 properties in Umuahia and 91 in Aba.


2. A significant number of affected property owners have since complied with the court orders.


3. Exceptions to Sealing - As per court directives, churches, hospitals, and schools are exempt from sealing due to the social services they render. Enforcement in these cases is handled passively without sealing.
